Senior Property Manager
We’re looking for an exceptional Senior Property Manager to join Orchards.
Orchards is Mid Bedfordshire’s busiest letting agent, handling 150+ new lets every year and managing hundreds of properties on behalf of our clients. We’re an independent, forward-thinking agency that embraces proptech to improve systems, streamline processes and deliver the very best service to landlords and tenants.
We’re also a family business that’s young at heart and genuinely enjoyable to work in. We value teamwork, a good sense of humour, and looking after each other. There are regular team meals, drinks and outings so being a team player really matters here.
£35,000 – £45,000 per year
📍 Full-time, permanent
🚗 On-site parking
🏢 In-person role
What the role involves
You’ll be responsible for ensuring our clients’ properties are well looked after and that both landlords and tenants receive a high standard of service. This includes:
Move-ins and move-outs
Reviewing Inventories and inspections
Planned and reactive maintenance
Keeping properties compliant with current and new legislation
Communicating confidently with clients, both face-to-face and over the phone
You’ll need to be smart in appearance, professional in manner, and comfortable handling conversations with landlords and tenants alike.
What we are looking for
You’ll be a good fit if you:
Understand how homes and basic systems work
Are confident guiding tenants through simple checks
Enjoy problem-solving and figuring out the “why” behind issues
Communicate clearly and calmly
Stay organised and keep on top of multiple tasks
Have a practical, logical approach and strong common sense
Are happy picking up the phone to get things done
Want a role where you can genuinely progress as the company grows
A minimum of 2 years’ property management experience is preferred
You genuinely care about standards, compliance and customer service
Who this won’t suit
This role isn’t for everyone, and that’s intentional. We want the right people, not just more people.
You may find this job challenging or frustrating if:
You don’t feel comfortable asking questions or digging deeper when a tenant gives vague information.
You prefer to pass issues on rather than trying to diagnose them or narrow down the cause.
You get flustered when things are busy or when several jobs need handling at once.
You wait for others to tell you what to do instead of taking the initiative.
You avoid phone calls or prefer hiding behind email when something’s a bit awkward.
You don’t enjoy practical problem-solving or learning how things in a home work.
You struggle to stay organised or keep systems updated consistently.
You need a predictable, slow-paced working day this role moves quickly and changes often.
This isn’t meant to put people off, it’s about being honest.
The people who thrive here are practical, calm, curious, and enjoy making sense of problems. The people who don’t usually prefer a more passive, routine admin role
