Head of Lettings

We’re looking for an exceptional Head of Lettings to join Orchards.

This is a key leadership role for someone who can bring together our new lets and property management departments, strengthen relationships with existing landlords, and win new business through confident, face-to-face client interaction.

Orchards is one of the leading independent estate and lettings agencies in the area, being responsible for approximately 1/3 of all let properties in MK45 with 34 agents letting the remaining 2/3s and we’re in the middle of a major growth phase.

Over the past 12 months, we’ve continued to expand, developed a large in-house repairs department, and invested in a large refurbished office that gives our team a genuinely strong working environment, with on-site parking and space to grow. 

This role is about more than simply overseeing a department.

We’re looking for someone who can tie the lettings side of the business together, bringing new lets and property management into one joined-up operation, while also acting as the front of house for our current landlords and helping us win new ones.

You’ll need to be confident, commercially aware and comfortable building trust quickly. This is a role for someone who can lead from the front, keep standards high and help drive the department forward as the business continues to grow

What the role involves

This is a hands-on leadership role with a strong client-facing and business development focus. It includes:

  • Bringing together our new lets and property management departments so they work as one strong lettings operation

  • Acting as a key point of contact for existing landlords and building long-term, trusted relationships

  • Meeting prospective landlords, attending appointments and converting new business

  • Helping shape and improve systems, service standards and communication across the department

  • Supporting the team day to day, keeping people aligned, accountable and moving in the right direction

  • Identifying opportunities to grow the lettings business and improve client retention

  • Maintaining high standards across service, presentation, communication and follow-through

  • Working closely with the wider business, including our in-house repairs department, to deliver a joined-up experience for landlords and tenant

You’ll need to be polished, credible and confident in front of clients. This role suits someone who is just as comfortable leading a team internally as they are sitting across the table from a landlord and winning instructions..
